Parks Area group (S Arl) has $26,500 lease deal

Homeowners in south Arlington report that The Parks Area Property Owners group in south Arlington says it has a lease deal with Paloma Barnett LLC.

The terms: $26,500 per acre, with acreage calculations to the middle of streets; 25 percent royalty free of costs; three year primary lease term and two-year extension at $26,500 per acre.

SWAPO2 owners get checks for street acreage

SWAPO2 (Southwest Arlington) says Carburante -- the land agent that did the neighborhood's community lease deal for Carrizo Oil & Gas -- is preparing bonus checks for street acreage calculations and will begin distributing them 3:30 p.m.-6:30 p.m. May 22 at the Park Springs Bible Church. Subsequent meetings will be May 23, 27, 29, and 31 at the church, at the same times. Only the Thousand Oaks and Trails West neighborhoods will have their checks ready at this meeting, SWAPO2 says.

"All other subdivisions will need to wait until their letter is received before coming to the church," SWAPO2 says in an email message to property owners. "If you have not signed your lease yet, please let us know as soon as possible, because Carburante is preparing street bonus checks for people who have already signed first."

Carburante says property owners who want to sign the Carburante/Carrizo lease should call Shelley at (817) 945-3830 to schedule an appointment.

New South Arlington group forms around The Parks

Here's more information on the new neighborhood group that's forming around The Parks at Arlington. It calls itself The Parks Area Property Owners (TPAPO), and the lead organizer is the Rolling Meadows neighborhood. The group met Tuesday at Mount Olive Church in Arlington and is signing up property owners who want to be represented. The contact is Roger Bond, at rbond6@aol.com, voice (817) 467-0068.

This group wants to take in the area west of Matlock Road, north of Arbrook, east of South Cooper Street, and south of Mayfield Road. We don't have any info yet on what offers these property owners are receiving, but if somebody wants to fill us in on what's up, we'd love to publish it.

From a lease negotiation springs a community...

SEACTX (South East Arlington Communities) reports on its web site and in an email update that a couple of byproducts have sprung up from its effort to market a community gas lease: a crime watch and database of small business owners in the neighborhoods.

The group, which recently merged with the POSAR group of Southwest Arlington, says it's building a crime watch that will call for volunteers from every subdivision. Interested? You may send an email to the group at duramaxhd@sbcglobal.net.

The group also wants small business owners in the neighborhoods to let them know you are. "We will create a reference list...and post to the website, blog, and email to support our own community when we must spend that money for specific services," the group says. "We want to strive toward a tighter community, like it used to be." The group asks small business owners to respond to the same email address with your business and owner name, email, phone, and line of business.

SEACTX, which takes in 45 neighborhoods (visit the web site to see if your neighborhood is included) in far south Arlington from Texas 360 to U.S. 287, has also put a copy of the lease it's marketing on its web site. Among the terms it's looking for: a 30 percent royalty, structured to be free of post-production/transportation costs.

Harold Patterson/N. Cravens/Fairfield sets signings

The Harold Patterson/North Cravens/Villages of Fairfield group in south Arlington has announced its lease signing dates on the agreement it reached with Dale Resources. All signings will be at the Grace Community Church, 801 W. Bardin Road, Arlington.

• Harold Patterson Community Association: 2 p.m.-8 p.m. Tuesday April 15, Monday April 21, Tuesday April 29.
• North Cravens: 2 p.m.-8 p.m., Thursday April 17, Monday April 28, Tuesday May 6.
• Villages of Fairfield: 2 p.m.-8 p.m., Tuesday April 22, Thursday April 24, Monday May 5.

Another South Arlington group organizing?

The Barnett Shale Blog has caught wind of efforts to organize South Arlington homeowners in the neighborhoods west of Matlock Road, north of Arbrook, east of South Cooper Street, and south of Mayfield Road. This is just west of SEAPO and CAPO territory.

Organizers have scheduled a meeting, 7 p.m.-9 p.m. April 15 at the Mount Olive Church, 1200 Highpoint Road, Arlington. A flier being distributed in the neighborhoods reads:  "Please do not sign a lease until you attend this meeting, Our neighbors directly across Matlock are signing for...$25,000 per acre with Carrizo Oil and Gas Co."

These neighborhoods began receiving offers months ago. We're trying to reach the organizers. More information as we get it.

Arlington's SEACTX, POSAR groups merge

Two large South Arlington groups report they've combined into one.

The Southeast Arlington Communities of Texas (SEACTX, pronounced SEEK-Texas) has merged with Property Owners of South Arlington (POSAR). The group takes in a large swath of far South Arlington from U.S. 287 to Texas 360. Click here to visit the SEACTX site and here to visit the POSAR site.

Record Arlington deal for three neighborhoods?

Three neighborhoods have gotten together in South Arlington to negotiate a stronger lease deal for natural gas drilling, and they plan to announce their deal at a meeting this Friday at the Church on Rush Creek.

The groups are:

• Villages of Fairfield Neighborhood Association
• North Cravens Community Group
• Harold Patterson Community Association

We've told you previously about the offers coming to the duo that is Villages of Fairfield and North Cravens. Now, Harold Patterson has joined the gang.

The Church on Rush Creek is located at 2350 SW Green Oaks Blvd. in Arlington. Meeting runs from 6 to 9 p.m.

Here's what the Villages of Fairfield site says about the upcoming meeting:

We have received a record breaking offer of $xx,x00 per acre based on 100% mineral right ownership. The number will be revealed at the April 4th meeting and at that time signing dates will also be announced.

So, far the highest pending bid for the group's neighborhoods is from Dale Resources, which is leasing land for Chesapeake Energy. It's for a bonus of $17,000 an acre and 25 percent royalty for a three-year term. But Carrizo Oil & Gas has made a verbal offer of $15,000 an acre and 25 percent royalty for the same three-year term.

The current record for a natural-gas deal is at $25,000 an acre and 26.5 percent royalty for a five-year term from XTO Energy, signed by Fort Worth Eastsiders.

New SE Arlington group -- and acronym -- debuts

Just when you thought Arlington had run out of acronyms for neighborhood groups, up drives SEACTX.  How do you pronounce this one? We'll leave that to the group.

It stands for South East Arlington Communities of Texas, and it takes in many neighborhoods southeast of Arlington Municipal Airport and Green Oaks that have been receiving lease offers and looking for a larger group to join.

The group says on its web site that it represents at least 20 neighborhoods thus far. Its boundaries right now (click here to view the group's map) are Southeast Green Oaks on the north, Texas 360 on the east (zigzagging around Tarrant County College Southeast), Mansfield Webb Road on the South, and Silo Road on the west, except where the boundary line stretches farther west to take in the neighborhoods around Workman Park.

"We have already been contacted by three different companies wanting our mineral rights," the group says in an email message.

Neighborhoods in the group thus far include: Ambercrest Esta tes, Arlington Meadows, BrookMeadow Estates, Brownlee Estates, Creekside HOA, Coldwater Creek, Collins Terrace, The Colonial Greens South, Colson Estates, Eden Creek Estates, Eden Creek HOA, Fossil Lake Addition, Grand Park Estates, Hunters Trail, Lonesome Dove Estates, Meadow Vista Estates, Nature's Glen, Ridgecrest Estates, South Park HOA, and Western Trails.

For contact information on the group and its member neighborhoods, click here. The group says it is now soliciting bids for a community lease, with all bids "expected" by April 2. The group asks homeowners not to sign leases in the interim.

Better offers for S. Arlington's Villages of Fairfield

On March 14, two communities in southeast Arlington -- Villages of Fairfield and North Cravens -- received a written offer from Dale Property Services, on behalf of Chesapeake Energy.

The offer includes a $17,000-per-acre signing bonus and a standard 25 percent royalty, said Misty Beal Crabb, coordinator for North Cravens.

Here's what we said previously about these two communities hooking up and getting offers.

She said that on Feb. 22, Elizabeth Gasca of Carrizo Oil and Gas made a verbal offer to the community for a $15,000-per-acre signing bonus and 25 percent royalty. The groups are now waiting to get that offer in writing, Crabb said.

All told, the area represents about 2,200 homes on about 730 acres, she said. That includes an "adopted area" of the North Cravens community that's north of Fish Creek, south of Cravens Park Drive, east of The Cravens Park and west of the library on Green Oaks.

The proposed drilling site by Carrizo would be near Nathan Lowe and Matlock roads, she said.

The drilling site proposed by Chesapeake would be near at the end of Bardin Road, near the Bell Helicopter area at Arlington Airport, Crabb said.
